Budget Considerations and Mortgage Pre-Qualification

The prospect of buying a new home can be both exhilarating and nerve-wracking! You want to find your ideal home at the right price. You do not want to miss out on your perfect property while it is on the market. Nor do you want to overextend yourself and have trouble paying bills and making ends meet. As your Realtor®, I will make the process of purchasing your new home a more pleasurable and proficient experience than if you were to represent yourself.

It is critical to realistically assess your financial situation to determine just how much you want to spend on a property. You do not need to buy the most expensive house that you can base on your mortgage pre-qualification. You may want to have lower monthly payments. It is important to consider the future expenses of homeownership, such as taxes, utilities, home insurance, repairs and maintenance. Your budget should also take into consideration all other living expenses, such as automobile payments and insurance, groceries, and some nights out with friends. I have provided a Mortgage Calculator to help you estimate what your mortgage payments might look like on a monthly basis.

To determine how much you can afford to spend on a new home, you need to seek a mortgage pre-approval from a Mortgage Broker or an institutional lender, such as your bank. I can recommend a Mortgage Broker for you – feel free to contact me!

Your Mortgage Broker or institutional lender will assess several criteria to determine how large of a mortgage loan you qualify for. Lenders assess your credit score, employment history, net income, expenses and the amount of down payment you will be providing for the purchase of your new home. If your down payment is less than 20% of the property value, you will be looking at a high ratio mortgage requiring the purchase of mortgage loan insurance. A down payment greater than 20% of the property value will typically qualify you for a conventional mortgage, which does not require mortgage loan insurance. Mortgage pre-approval can be arranged very quickly – often in just a few days – so long as you gather the necessary documentation required by the lender.

Once you have received mortgage pre-approval from a lender, you are now ready to begin the hunt for your new home! You now know which homes you can afford, narrowing your search for the best properties to view that meet your criteria.  

When you do find the ideal property, having financing pre-arranged has several advantages:  

  • You are positioned to make an offer immediately without having to take the extra time to obtain financing. This reduces the chance of a competitor buyer making an offer with financing already lined up and scooping your ideal home!
  • It demonstrates to the home seller that you are serious about the purchase of their property and are ready to act.
  • If you obtain an attractive mortgage interest rate, it is typically honoured for 6 months. If rates go up, you keep the more attractive rate offered in your pre-approval.

What are your New Home Requirements?

What is your motivation behind wanting to buy a new property? Is it to stop paying rent and start building equity? Are you upsizing as your family grows or downsizing after children move out? Maybe your diligent saving has allowed you to move to a larger house in a fancier neighbourhood? Or is it purely business? Are you looking for a bargain property to renovate and flip for a return? Maybe you are diversifying your portfolio with rental properties? Your motivation for buying a property is a key determinant in finding the right property to fulfill your goals.

Next, try to articulate your needs and your wants for a new home. Your needs are what you must have in a home: a certain size, property style, the number of bedrooms, parking requirements, or possibly a specific neighbourhood. Your wants are preferences for features that you would like to have but could live without maybe a dedicated dining room, an outdoor patio, or a media room. Everyone’s needs and wants are individual-specific, so I take the time to learn what is important to you for finding your next dream home.  

Location! Location! Location!

Very importantly, you must know where you want to live! Are you looking for the convenience of a residential city home or do you prefer the peacefulness of a suburban or a country lifestyle? Which community do you want to be a part of? Do you prefer established neighbourhoods or modern ones? How far are you willing to commute to work daily or to your nearest grocery store? Do you want amenities such as shopping, dining and entertainment nearby? Do you have a preferred school zone for your children? Is after-school care available?  

Next, determine what type of property you are looking for. Do you like the low-maintenance, community living offered by condominium ownership? Do you love yard work or hate it?! Do you prefer the view from an apartment or a backyard deck? What style of home would you consider living in an apartment, duplex, townhome or a detached house?

Why Do You Need a Buyer’s Agent?

First of all, buyer representation is typically FREE! The Listing Agent, in most transactions, pays the Buyer’s Agent fee for facilitating the purchase of the property. Therefore, there is usually no cost incurred by the buyer when working with a Buyer’s Agent!  

Working with an informed Realtor® will help you identify and purchase your perfect property swiftly and smoothly, while potentially saving you thousands of dollars! As your Designated Buyer’s Agent, I will safeguard your best interests during negotiations. The Listing Agent is only responsible to ensure the Seller gets the best deal, so it is imperative as a Buyer to have representation to balance the scales and protect your financial interests.


Time to View Properties

As your Designated Buyer’s Agent, I make sure that you are well informed on the selection of properties that match your needs and wants, are within your target price range and are in the neighborhoods in which you desire to live. I quickly inform you of any new prospective properties of interest that are listed so that you do not miss a great opportunity. When you are interested in a particular property, I will coordinate a property viewing that fits in your schedule. I will carefully review the property listing, scrutinize the asking price versus market value, and examine the title for any encumbrances. We will feel out the neighbourhood beat to make sure it matches with your lifestyle: does it have required schools or transportation; are there nearby parks, grocery stores or shopping centers; is it a safe, well kept neighbourhood?  

As an authorized Realtor®, I am allowed access to properties to guide my clients through showings. I will always give you my professional opinion about the fabulous features and/or the dreadful deficiencies of each property. There are several considerations to be made during a property viewing. Is the home in good repair? Has it been maintained? How old are the furnace and hot water heater? Are all appliances in working condition? Are the walls and floor finishings in good shape? Do the doors and windows seal? Are there any plumbing leaks? Has the yard been maintained? Is the exterior in good condition? Are the neighbours’ properties well kept? And so many more!  

In common law, the doctrine of caveat emptor applies – which means “let the buyer beware”; the basic premise is that the buyer buys at their own risk and therefore should thoroughly examine a property for defects to satisfy themselves with its acceptability for purchase. As your Designated Buyer’s Agent, I will help you identify any potential concerns in properties of interest. Further investigation by a certified Home Inspector may be necessary, but a good Realtor® helps their clients diagnose potential concerns in each property. I will do that for you. Whatever is important to you is important to me. If you do not like what you are seeing, we will refine our search and continue the hunt. I am not satisfied until you are satisfied. I do not want to find you a house to live in, I want to find you a home that you love living in!


Making an Offer to Purchase

You will very quickly know how you feel about the properties we view as you walk through them. Can you picture yourself calling this particular property “HOME”? When you find your new home, you feel it! It is exciting! You may already be decorated in your mind and planning potential renovations. You can imagine yourself comfortably settled in and enjoying your new home. However, it is important to set emotions aside and objectively review whether a property really suits your primary needs and wants. That is why we establish these parameters early in the property searching process. When you think “This is the One!”, we will review our checklist to make sure it satisfies your predetermined goals. When you are confident that it is indeed “The One”, I will expedite the Offer to Purchase so that you do not miss the opportunity.  

An Offer to Purchase is a legally binding contract whereby you – the interested Buyer – are offering to pay the Seller in exchange for the transfer of the property title into your possession. I will draft the Offer to Purchase for you, as per your wishes, and present it to the Listing Agent and Seller. This contract lays out the important terms of the offer, like the offer price and closing date. It also includes any necessary conditions added for your protection, such as financing conditions (to ensure you can secure lender financing), home inspection conditions (to verify the condition of the property), and conditional sale of your current property, etcetera. I will also help you articulate inclusions and exclusions. Inclusions are personal property that is not attached to the real estate but you would like included in the purchase (ex. a desirable hot tub or pool table). Exclusions are items that you want to be removed from the property before the possession date (ex. a haggard hot tub or dirty deep freezer). I will draw up the offer to reflect your financial interests and to suit your needs.

The offer price is paramount. I will propose a competitive offer price that has a high probability of acceptance by the Seller, without risking you paying more than necessary for the property. This recommendation will be determined by a Comparative Market Analysis of similar properties currently for sale and those recently sold in the same neighbourhood. Ultimately, it is your money and you call the shots when setting your offer price! I just help you to make informed decisions.

Once you are satisfied with your offer, I will present it to the Listing Agent and Seller. Offers are typically countered, sometimes accepted as written, or – if they are really weak offers – outright rejected. If the offer is not accepted, I will work diligently on your behalf to further negotiate with the Listing Agent and Seller to obtain offer acceptance. The Seller may make a counteroffer which we will immediately review. You have the options of accepting the counteroffer, rejecting it, or making a further counteroffer. I will work closely with you throughout this entire process to make it as polished and pain-free as possible!

Once the Seller accepts your Offer to Purchase, you are on your way to closing and receiving the keys to your new home! This is an exciting time! At this point, you should be celebrating and not worrying about anything other than packing!

Yet there is still some work for me to complete. I will continue to represent your interests to safeguard closing the transaction. I will follow up to make sure that all conditions are waived in time. I will work with the Listing Agent, your Mortgage Lender and your Real Estate Lawyer to verify that all paperwork is in order and the transaction closes on time. As your Designated Buyer’s Agent, I am by your side from the day we meet until the day I hand you the keys to your beautiful new home! After that, I am still available to help you with any questions or concerns you may have. Your happiness with your new home is my #1 priority!
